The Board of Zoning Appeals assists in the administration of this Zoning Code, specifically to hear and decide applications for exceptions to and variances from the strict letter of the Zoning Code and Residential Code.
The Board is established to provide a method for alleviating practical difficulty or unnecessary hardship by allowing a reasonable use for individual parcels of property utilizing the standards and guidelines as established by Council. Additionally, the Board is authorized to hear appeals of any order or decision made by the Building Commissioner, administrative official or agency in regard to the zoning ordinances, giving due deference to a public official's exercise of discretionary powers and duties.

The BZA meets on the fourth Thursday of the month, unless otherwise noted, at North Royalton City Hall Council Chambers, 14600 State Road. Caucus starts at 6:45 p.m., with the meeting beginning at 7 p.m. Please check the date and time before attending as meetings are subject to change.

The Board of Zoning Appeals is a five-member body appointed by the Mayor and confirmed by City Council. The Board members are as follows: Mark Vittardi, Janice Sadowski, Russell Wells, Vincent Weimer and Council Representative John Nickell.
